here are 5 things to consider when selling your home:

1. Pricing

Let’s look at the data, the black and white of it. This will include doing a deep dive into what has recently sold in your area, along with properties that are active and pending. We'll dig into each of those properties and do a comparative analysis.

Setting the right price for your home is crucial.

Hard Facts:

Days on Market: How long was it on the market before it went pending and or sold. Or how long has it been on the market currently… is it sitting and if so, why? 

List Price vs. Sold Price: Did it sell for under, at or over list price? Did it have any price reductions before it sold? The gap (or lack of!) can give us a lot of information about the market.

Square Footage, Number of Beds & Baths, Parking etc.: We want to ensure we are comparing apples to apples as much as we can and discuss the value that each of these elements have when valuing a home. 

Location: Is your home on a busy road or quiet street? An end unit or interior? Near or on a green space? Proximity to amenities, as well as density, walkability, etc. 

Updates & Upgrades: We'll evaluate updates (mostly cosmetic changes) & upgrades (like new appliances, windows, hot water tank etc.) and how they factor into value.

Market analysis: how is the market behaving currently? Digging into the current market stats is important for analyzing the buying and selling patterns and what direction the forecasts indicate.

There are really important factors to consider that don’t show up in the black and white data.

We'll talk buyers' psychology—how buyers will most likely perceive a range of characteristics of your home and property and how this may impact the pricing decisions we make.

2. Staging

First impressions matter, so staging your home can make a big difference in attracting buyers. People want to envision themselves in the space, so ensuring that it's cleaned and decluttered can help tremendously.

Together, we'll create a plan as to whether or not we feel staging is required or would be beneficial to create greater returns.

3. Repairs

Addressing any necessary repairs could markedly affect the value of your home.

However, this can also be a conversation of value put in vs what you will potentially get back. Repairs or renos are not a quick or easy decision, but also kinda my genius zone, so let's chat it out! 

4. Marketing

In today's digital age, marketing your home online is essential. We customize a marketing plan, leveraging a combination of social media, real estate websites, our personal channels, professional photography, and high-quality videography to showcase your property's best features and find eager and qualified buyers.

5. Timing

Like it or not, timing can also impact the success of your sale. Honed through years of experience and expertise, I can give you tactical insight into the potential benefits and risks with selling at certain times of year and help you make an informed and strategic decision.

The perfect time to sell (or buy for that matter!) is when it is right for you and your family. It depends on a vast range of external factors and also, just as much on your own circumstances and situation.

There is no formula on a website I can give you to determine this for you, but I can offer my expert guidance and opinion as we make this decision together.
